Are reassessments by Associated Appraisal Group raising property taxes in North Arlington?

Pronti, All Republican Borough Council endorses continued taxation that has homeowners exhausted!      In North Arlington, property taxes have been rising, and one of the contributing factors is the ongoing property reassessment process, which is being carried out by Associated Appraisal Group, Inc. as part of the borough’s annual valuation updates. Property reassessments themselves don’t set tax rates, but they do determine the assessed values of properties — and when those values go up, most homeowners see higher property tax bills if the tax rate stays the same or increases.

This ongoing and continued reassessment process is at the cornerstone of the all-Republican Mayor & Council led by Mayor Dan Pronti who is expected to seek a third term as chief executive. Property Taxes in North Arlington are higher than all area municipalities with the exception of Rutherford. Lyndhurst, East Rutherford, Kearny, Wallington and Secaucus all have lower rates.

🧾 What’s Happening With Reassessments in North Arlington?

The borough’s Tax Assessor’s Office in cooperation with the Mayor & Council has contracted Associated Appraisal Group, Inc. to perform regular reassessments of all properties to reflect current market values.

Reassessments involve updating each property’s assessed value based on recent sales and market trends — a higher assessed value means a larger portion of the tax levy is assigned to that property.

📈 Impact on Property Taxes:

Local news sources and community reports indicate that property taxes in North Arlington have been going up in recent years, with many homeowners seeing increases in their tax bills. Much of this reflects higher assessed values coming out of the reassessment process.

It’s important to understand that a reassessment doesn’t itself “raise taxes”  instead it affects the tax base. The actual property tax bill is calculated by applying the tax rate (set by the borough, school district, and county) to the assessed value. If assessed values increase across the borough but the total tax levy does not drop, most homeowners will pay more.

📌 What You Can Do ?

If you receive a reassessment notice and disagree with the new assessed value, you have the right to appeal to the Bergen County Board of Taxation — this is a common step for homeowners who believe their property was over-assessed.

In summary: Yes  reassessments conducted by Associated Appraisal Group are part of what’s contributing to higher property taxes for many homeowners in North Arlington, but they are a primary factor alongside local spending decisions and tax rate settings.

In essence, Republicans have dominated the Mayor & Council for over a decade, and these property tax hikes are a result of only having a single political party controlling every aspect of local government.
