FIVE DAYS TO GO: DEMOCRATS CAUTIOUSLY OPTIMISTIC!
Council candidates Balwierczak & Yampaglia entertain questions from well wishers at Arlington Diner Wednesday evening.
Massive overdevelopment, lack of parking and higher property taxes by Fitzhenry & Sheedy the real issues North Arlington wants to talk about!
NORTH ARLINGTON – 50 or so residents stopped by the Arlington Diner Wednesday evening to hear what most people already know, and that is massive overdevelopment coupled with a lack of street parking and higher property taxes has residents seeking change come Tuesday, November 5th.
The Republican incumbents are responsible for hundreds of new apartments along Ridge Road with hundreds more online in 2025 to say nothing of the fate of three dormant and empty properties: MELRAYS, Boston Market and The Italian Villa!
“The three largest retail properties on Ridge Road are vacant and prime candidates for more apartment dwellings. Instead of addressing the unbridled construction of apartments, both Fitzhenry & Sheedy ignore the issue. What they don’t realize is that voters understand what they have done to this community. The urbanization, density, congestion and traffic has all occurred on their watch. That is the difference in this campaign. The Republicans are fueled by donations from developers doing business with North Arlington and we want to preserve our status as the gateway to Bergen County. To keep North Arlington small, safe and suburban,” offered candidate John Balwierczak, a Chestnut Street resident.
DILAPIDATED REPUBLICAN CLUBHOUSE. DEVELOPER OWNED. DOES GOP PAY RENT FOR SPACE?
“Our opponents are tools of massive overdevelopment and the developers who contribute to their campaign. That dilapidated clubhouse on Ridge Road is owned by the very developer who wants to demolish the Italian Villa and construct apartments. He has donated $1,000 to the Fitzhenry/Sheedy campaign. Do the Republicans even pay rent for that space? Fitzhenry and Sheedy are shameless political puppets to our real estate agent mayor who is not even from North Arlington. The bottom-line is that they support massive overdevelopment, but who speaks for taxpayers? Our campaign has not accepted a dime from developers and contractors who profit from the housing schemes of our opponents,” offered the first-time candidate.
For is there a conflict of interest in occupying retail space from a developer doing business with the borough?
Is accepting thousands in campaign contributions from your so-called redevelopment “consultant” in the best interest of North Arlington?
Is accepting thousands of dollars in campaign donations from the Mayor of Belleville, who happens to be a borough vendor, an example of good government?

CONTROVERSY AT OPUS? UNHAPPY TENANTS SPEAK OUT ONLINE!
In a series of online complaints by tenants of the OPUS apartments, those who reside there are frustrated and angry by the lack of services.
Opus was one of the first multiple apartment dwellings on Ridge Road supported by Fitzhenry & Sheedy, who reject the notion North Arlington remain small, safe and suburban and dismiss the notion North Arlington continue as the gateway of Bergen County.
Here we see numerous unhappy tenants and Fitzhenry and Sheedy have no comment on the real issues facing taxpayers!
EARLY VOTING BODES WELL FOR A DEMOCRATIC UPSET IN NORTH ARLINGTON!
Both Balwierczak & Yampaglia point to early voting trends that have registered Democrats outpacing registered Republicans by nearly a 3-1 margin.
Latest figures from the Bergen County Clerk’s Office has 424 returned and completed ballots from Democrats versus just 187 from Republicans.
“Our message is resonating. Voters are fed up with all of these apartments being constructed with zero community support or input. We have two candidates in the hip pocket of this real estate mayor and part-time politician. The lion’s share of these donations are coming from people who want to build even more apartments. Fitzhenry and Sheedy love apartments and campaign dollars from out-of-town developers. But who speaks for us? Enough is enough,” offered the Democratic hopefuls.
SMALL, SAFE & SUBURBAN OR CONTINUED, MASSIVE OVERDEVELOPMENT BY PRONTI, FITZHENRY & SHEEDY. THAT’S THE CHOICE THIS TUESDAY!
“There could not be a more obvious choice. Fitzhenry & Sheedy embrace and support all of this massive overdevelopment that has resulted in an explosion of apartments, increased traffic and congestion as well as density and a loss of residential street traffic that has NA upset and angry. And on top of it, they raised your property taxes too! They refuse to campaign and they are political pawns of Pronti, this real estate agent who has engineered all of this new housing that has urbanized North Arlington into an extension of Hudson County or Belleville, take your pick,” offered the challengers.
A BETTER WAY: DEMOCRATS OFFER “FOUR-POINT PLAN” TO STOP OVERDEVELOPMMENT NOW!
Balwierczak & Yampaglia are offering North Arlington a real plan:
An immediate moratorium on all future apartment construction on Ridge Road, River Road, Schuyler Avenue and the Belleville Pike.
A comprehensive Traffic & Parking study that ends the gridlock and congestion in our neighborhoods.
A Permit Program for all residents to ensure parking is available and reliable.
End rolling assessments that saw property taxes increase in 2024 with another increase anticipated for 2025!
RESTORE RESPONSIBLE TWO-PARTY GOVERNMENT SO ALL ARE REPRESENTED ON THE MAYOR & COUNCIL.
Republicans control all seven seats of local government. They blame Democrats for problems they created. They hate the notion of two-party government and hate the prospect of competitive local contests and want to eliminate the Democrats once and for all. No Democrat has served since 2019 and no Democrat has been elected in eight years. We need a bipartisan consensus. We need Democrats like Balwierczak & Yampaglia to check the actions of Pronti, Fitzhenry & Sheedy. One party domination has resulted in this massive overdevelopment of North Arlington. To keep NA small, safe and suburban, we need another voice that represents longtime residents, working families and seniors.
“Give us two voices to represent you. After ten years of GOP control, it’s time for Democrats to protect residents from more overdevelopment and higher property taxes no one wants.”
