ROLLING REASSESSMENT DEBATE HAS LOCAL NA REPUBLICANS CONCERNED!

Coming off the heels of a successful fundraiser Thursday evening, North Arlington Democrats believe they have the political winds at their backs in reaction to this year’s Property Tax hike which is intertwined with the GOP tax policy to enact rolling reassessments, a policy opposed by Yampaglia and his running-mates, former Mayor Peter Massa and retired CFO Josie Papile.

“North Arlington homeowners saw a spike in taxes in 2018. I know this because they told me so,” offered Yampaglia, the Borough’s Ranking Elected Official and local attorney with an office in Rutherford.

“My goal is to offer specific proposals that set North Arlington on the right track financially for years, if not decades to come,” said the four-term Councilman. Redeveloping River Road with a bike and walking path offers a new amenity that would welcome new home development and not apartments. A different strategy for a different neighborhood is Yampaglia’s commitment to a better North Arlington.

“The opportunities on Schuyler Avenue are unique to North Arlington. The riverfront aspect of River Road is another unique opportunity regarding that location. Skyline views of Manhattan can no longer go under-valued and ignored. This is why redevelopment can’t be treated as a “one size fits all” mentality. Constructing apartments which increases traffic, density and school costs is not the viable alternative residents support. I want to maximize new ratable opportunities that strengthen our tax base with a minimal impact on services,” offered the Mayoral hopeful.

NA Democrats believe rolling reassessments prevents home investment, and thus added assessments for the community.

“I want homeowners incentivized to construct a new patio, porch or pool. I want them to consider an addition or a complete remodel. That kind of investment means residents are making a long-term commitment to living in North Arlington for decades and that’s a good thing,” noted Yampaglia, a life-long resident.

Holy Cross Cemetery

Democrats believe increasing the revenue base while incentivizing homeowners to improve their properties is the right course of action for North Arlington.

Democrats believe a new strategy regarding Holy Cross Cemetery is long overdue.

While Democrats believe the Archdiocese of Newark has been a great partner for the Borough of North Arlington, a revenue stream needs to be implemented through state legislation.

“I want to work with our Democratic partners at the county level like Freeholder Tanelli. His presence on the Bergen County Board of Freeholders can no longer go under-valued and not exploited. The bike and walking path can become a reality if we work with Steve as well as County Executive Jim Tedesco,” said Yampaglia.

“These initiatives start as ideas and then become proposals and ultimately a reality. I will impose a “bottom-up approach” much the same way we secured new ball fields and the football facility at Riverside County Park under my colleague and running-mate, Pete Massa,” said Yampaglia.

“Securing PILOTS (Payments in Lieu of Taxes) is a policy worth initiating with our legislative partners such as Senator Paul Sarlo and Assembly Members Gary Schaer and Clinton Calabrese. We have about 250,000 deceased individuals who call North Arlington home as well. There is a defined cost to this community to maintain access, police services and other costs associated with hosting a cemetery of this size. Because of the financial impact of lost development opportunities, I want to negotiate with the state an annual revenue stream that compensates homeowners,” offered the Democrat.

“This is something that can unify our community and be bipartisan in scope and solution.”
“We need Democrats in charge that have a relationship with Governor Phil Murphy and other players in the county and state levels,” offered one former North Arlington elected official when asked to comment.

Many observers believe there will be a “Blue Wave” of sorts that will translate to more Democrats representing New Jersey. Some say a local Democratic win will help North Arlington secure the support needed to stabilize taxes at the local level.

“North Arlington received a 50% hike in state school aid this year thanks to Governor Murphy and a Democratically-controlled legislature. The level of state school aid is unprecedented and as mayor I want to build a long-term and sustaining partnership with our local schools because that’s good for home values, students, parents and seniors,” offered Yampaglia, Massa and Papile.

“Lastly, I have spoken to Governor Murphy on several occasions. He has been an avid supporter of the North Arlington Democrats. This is the kind of relationship I can bring to the table as mayor of North Arlington.”
